- --- OVERVIEW ---

- MORTPLAN is a program of various amortization functions that can be
- selected from a main menu. Some of these funtions allow for the use
- of screen output as well as printed output. Each of these functions
- will be explained later in this manual.
-
-
-
- The program is menu driven for ease of use. To select one of the
- functions from the menu, enter the number of the desired funtion. It
- is NOT required that you press the enter key so the program will
- automatically take you to your selection. If you accidently hit the
- wrong key, don't worry, pressing the ESC key will always return you
- to the main menu. Below is a diagram of the main menu.

- --- DATA ENTRY KEYS ---
-
-
- The computer will put the cursor in the proper position for entering
- information in each field. The length of each field is marked by the
- [ and ]. You must enter information into each field except those
- labeled as optional. You will not be allowed to move beyond the left
- and right boundaries of each field. The following keys can be used
- for inputing data:
-
-
- The LEFT and RIGHT cursor control keys move the cursor
- anywhere within the boundary of the field.
-
- The BACKSPACE, INS and DEL keys move the same as in DOS.
- If you attempt to insert more characters than the field
- will allow, the computer will beep and INS is cancelled.
-
- The HOME key will move the cursor the beginning of the
- first input field of that screen.
-
- The END key will move the cursor to the last position of
- current the input field.
-
- The UP and DOWN cursor control keys move the cursor to
- the next field in the appropriate direction. The only
- exception to this rule is that you will not be allowed
- to move up from the first field until ALL required
- fields have been entered. You may use these keys the
- same way you would the ENTER key.
-
- The ENTER key will input the information and cause an
- edit to occur. If you hear the BEEP, you have made an
- error. The error message will be displayed on line 25
- and the cursor will be repostioned at the beginning of
- invalid field.
-
- The F10 key will tell the computer that ALL information
- on the screen is OK and start processing the data. The
- F10 is only active when you see a message at the bottom
- of the screen indicating this fact.
-
-
- SPECIAL KEYS FOR OPTION 2
-
- The PGUP and PGDN keys will page the screen up and down
- when you are in the ADDITIONAL PAYMENT section of option
- number 2. This is useful when looking at many years.
-
- The combination of the CTRL and the LEFT or RIGHT cursor
- control keys will move the cursor to the field in the
- next column in the appropriate direction.

- When inputting numbers, you do NOT have to put the decimal point
- in if it is a whole number. You are allowed to insert commas in
- amount for clarity. Inputting the amount 81,450.75 will display
- much better and will be used correctly by the program.

- The following files are a part of the MORTPLAN package. The first
- two files are the only required ones. The last file is used to hold
- the random additional payment amounts and is created and updated by
- you when using option 2 from the main menu. You may have as many of
- these files as you would like.

- MORTPLAN.EXE - This is the compiled version of the program.

- MORTPLAN.DOC - This is the documentation file you are reading now.

- anyfiles.xxx - This file will contain the random additional payments
- and is named by you.

- This option will allow you to calculate the amortization payment
- schedule for a typical loan. You MUST enter information in ALL of
- the required fields. If you do not or you enter invalid information,
- the computer will beep, display an error message, and postion the
- cursor at the beginning of the invalid field.
-

- If an amount is entered in the principal and interest payment field
- the program will use that amount in calculating the schedule. If no
- amount is entered, the program will calculate the correct amount and
- complete the schedule. If an amount is entered in the additional
- payments field, it will be used for the ENTIRE schedule. If you wish
- to make DOUBLE PRINCIPAL payments, enter an * in the first position
- of the field. The field will then display DBL PRINCIPAL. To remove
- the *, enter 0.00 for the amount or delete the message.

- After the program has finished its calculations, the following
- summary screen will be displayed. You may then make a selection as
- to how you wish to continue. You may Print the schedule to your
- printer, Display the schedule to the screen, Modify the original
- information, or Return to the main menu.

- If the amortization schedule finishes before the entered number of
- years, you will notice two blinking arrows pointing to the changed
- information and a message telling you the schedule has FINISHED
- EARLY NOTE CHANGES. If the principal and interest payment is not
- enough to completely pay off the loan at the end of the scheduled
- time, a blinking arrow will point to the number of payments and a
- message will tell you PAYMENT TOO LOW STILL A BALANCE.

- This option will also allow you to calculate the amortization
- payment schedule for a typical loan. The only difference from the
- first option is the ability to store on a file a set of RANDOM
- additional payments. This allows you to start doubling your
- principal payments at any point during the time of the loan or to
- pay a set amount for a while then discontinue paying the extra
- payment or to change it to another amount.

- The first screen displayed will ask for the name of the file. You
- may use paths in describing the name of the file. You are limited
- to 24 characters so don't get too wordy. If no file exists, a file
- will be created for you to enter your information into.
-
- You will then see the screen displayed above. Once again, You MUST
- enter information in ALL of the required fields. If you do not or
- you enter invalid information, the computer will beep, display an
- error message, and postion the cursor at the start of the bad field.
-
- All fields in this screen have the same function as in the previous
- option except the one titled Report title. This field is used if
- you wish the printed output to contain a customized title on the
- summary page.

- This screen will allow you to input the RANDOM additional payments.
- The first 60 payments of your schedule with the months in your order
- will be initially displayed with the first additional amount in
- reverse video. To change any of the amounts, move the indicator to
- the desired location and enter the new amount. The * will once
- again allow you to double the principal without knowing the exact
- amount. The single quote ' will copy the amount from the previous
- field so you can input a fixed amount in a rapid manner.

- To move to the next 60 payments, press the PGDN key or press the
- ENTER key after changing the last field on the screen. To move from
- one column to the next, hold the UP or DOWN key down or press the
- CTRL and LEFT or RIGHT key.

- When you are through changing the additional amounts, press the F10
- key and the amounts will be saved to your file. The program will
- then calculate the amortization schedule and display the summary
- screen. From this screen you can Display, Print, Modify information
- or Return to the main menu.

- the loan amounts, you will get five or six columns of loan amounts
- with 15 rows of rates displayed on the screen. If you select to
- print the information, you will get 25 rows of loan amounts and 16
- columns of interest rates.

- program will return to this screen again so you can change any of

- beginning letter of the desired part. After you have made your

- seconds to calculate. The program will display PLEASE WAIT ....
- CALCULATING DESIRED INFORMATION when it is working. When finished,
- the program will display the desired information and also display

- This option is useful if you have been paying on an existing loan
- for some period of time and would like to know how much the payoff
- would be. This option assumes that NO additional payments have been
- made. If this is the case, use options 1 or 2 to find the remaining
- balance of your loan.

- The number of payments made is based on 12 payments per year. DON'T
- enter the number of years you have been paying on the loan.

- set loan amount over multiple years and varying rates. The output
- can be directed to the screen or the printer. Notice that the years
- are changed by decrementing them while the interest rates are
- changed by incrementing them.

- Depending on the size of the principal and interest payment, you
- will get five or six columns of loan payments with 15 rows of rates
- displayed on the screen. If you select to print the information,
- you will get 25 rows of varying rates and a maximun of 10 columns of
- payments.
